  • Infrastructure & Utilities: Utility Sketches (mains to building), Power & Equipment Routing (Transformers/HVAC), and Sewer Capacity Studies.
  • Conceptual & Site Planning: Test Fit Plans, Concept Plans, ADA Design/Route criteria, and Parking Design requirements.
  • Technical Exhibits: Plat/Subdivision Exhibits and Easement Exhibits.
  • Site Analysis: Geotechnical/Soil Analysis and 7-Day Erosion Control Inspections.

Project Management

We serve as the central point of coordination for your entire development team. In this role, we are your shield against the chaos of managing dozens of specialized consultants like surveyors, arborists, and traffic engineers by vetting their work and keeping everyone on track. As your champion, we maintain the project’s momentum, providing rapid on-site support and clear communication so you never feel alone in the process. We handle the day-to-day details to ensure your vision remains the priority from start to finish.

  • Coordination: Consultant Coordination (Surveys, Geotech, Environmental, etc.) and Multi-disciplinary Coordination (Architecture, Structural, MEP).
  • Strategic Oversight: Internal QA/QC (Reconciling deliverables and exceptions), Soft Cost Analysis, and Site work bid solicitation/comparison.
  • Reporting: Abbreviated Research Reports, Research Report Addenda (Bond/Pre-con requirements), and Site Visit Documentation.
  • Scheduling & Response: Permitting project schedules and “Rapid Response” on-site attendance.
  • Meeting Management: Pre-Application Recaps and Attendance at mandatory pre-construction/site meetings.

Permit and Entitlement Services
